The building at 18 Stafford Street is located in the city of Toronto and is bordered by Wellington Street to the south, Stafford Street to the east, Canniff Street to the north and, Strachan Avenue to the west. The property consists of a 11-storey mid-rise residential building with a rooftop patio and an underground parking garage. The building was constructed circa 2004.



The balcony construction consists of normally reinforced cast-in-place concrete and the balconies are enclosed with a railing system surface mounted to the balcony slabs at the slab edge. The guards consist of pickets all around.


Elarge is providing consulting engineering services including site investigation and reporting; preparation of specification and contract documents; assistance with tendering, field review and contract administration.




15 Stafford St
Elarge was retained to undertake balcony repairs at 15 Stafford Street. The balconies at this property exhibited deteriorated concrete and leakage through cracks. The balconies are constructed of conventionally reinforced cast-in-place concrete and enclosed with a glass and aluminum railing system surface-mounted at the slab edge.
The guards consist of glass panels, and an aluminum protection plate with an inverted “L” profile is installed along the balcony slab edges. All balconies are equipped with drip edges to assist with water management.
Our role as Prime Consultant included preparing specifications and drawings, providing contract administration services during construction, and closing out the building permit upon completion
of the remedial work.









560 Front St
Elarge was retained to carry out balcony repairs at 560 Front Street. The balconies at this property exhibited deterioration of the waterproofing system along with areas requiring localized concrete repair.
The building features balconies on all elevations, constructed of conventionally reinforced cast-in-place concrete slabs, cantilevered from the floor structure. Guards consist of prefinished aluminum rails and posts with tempered glass infill panels, anchored to the slab edges. Shared terraces are separated by opaque glass dividers in aluminum frames.
Our scope of work included preparing specifications and drawings, providing contract administration services throughout the remedial program, and closing out the building permit upon completion.





155 Balliol Street
This high-rise residential apartment building was constructed circa 1978. The 15-storey apartment building has balcony on each floor. It was noted in the reserve fund study the intention to repair the balconies.
